Here are some of the key steps involved in a metal roof restoration:

A thorough inspection of the entire metal roof is arranged via our office on your initial enquiry to identify

  • Condition of Metal Roof Sheeting
  • Condition of Roof Screws
  • Other underlying roof issues that can contribute to potential leak issues such as deteriorated Flashings
  • Edge Protection/Safety Rail Requirements to Comply with Workplace Health and Safety Requirements
  • Any additional roofing requirements ie Whirlybirds

Once the Roof Inspection has been completed, a written quote is provided.  Your quote will highlight the roof restoration work necessary and all costs associated with the scope of work negotiated and to be carried out. A process that generally takes 30-45 minutes to complete and ensure you have the right information to make the right decision for your roof restoration project.

Before your roof restoration commences, our roofing crew will ensure

  • Water Redirection – a process to ensure water runoff from the roof is diverted away from council storm water drains
  • Water Tank/s are diverted or disconnected to avoid dirty water contaminating collected rainwater
  • General work site check over to homeowners’ possessions housed outdoors will not be affected by the cleaning process of your roof restoration

The first step in restoring a metal roof is to clean it thoroughly. This involves using a high-pressure washer using a pressure between 3500-4000 psi to remove dirt, grime, and other debris from the surface of the roof. This step is important because it ensures that the surface of the roof is clean and free of any contaminants that could interfere with the restoration process.

In the majority of roof restoration work a “whirlaway” commercial cleaning machine is used, however, where the buildup on your roof is extreme and difficult to remove, a pressure cleaning wand is required to remove it.

Over time, the screws that hold the metal sheets in place can become rusty and corroded. This can cause the sheets to become loose and can also lead to leaks. As part of the restoration process, any rusty screws will need to be replaced with new ones to ensure that the roof is secure and watertight.

In addition to replacing any rusty screws, it may also be necessary, to carry out a full screw replacement, a lengthy process of removing and replacing every roof screw on a roof.  Full replacement of roof screws ensure that the roof is structurally sound and will last for many years to come.

Removing solar panels from your roof before a roof restoration commences is not necessary unless there are roof issues underneath the roof needing access for repair.  Removing solar panels can also add to the overall cost of your roof restoration as this process requires a licensed electrical contractor to complete.

Where solar panels remain on the roof, we will ensure that they are securely masked to ensure no overspray occurs during the painting process.  Skylights are also masked for this same reason.

Once the roof has been cleaned and any damaged screws have been replaced, the next step is to apply a rust primer to the surface of the roof. This will help to ensure that the paint adheres properly to the surface of the roof and will also help to protect the metal from further corrosion.

The final step in the restoration process is to paint the roof. This will not only improve the appearance bringing life and colour back to the roof but will also help to protect it from the elements. When choosing roof paint, it’s important to ensure your roof restorer uses high grade primers and paints known as roof membrane coatings that are specifically designed for use on metal roofs.
